Exciting renovations are planned for 1313 North Market Street, once known as the Hercules Plaza, a signature building in Wilmington's skyline since it was built in 1983. Tucked away where the city center slopes down to the Brandywine River and just a short walk from busy Rodney Square, 1313 is being "re-imagined." Both the interior and exterior spaces will be transformed to be more flexible, more open and more suitable for business gatherings or for office workers on lunchtime excursions. Originally designed as a corporate headquarters, the building will gain a more multi-purpose character as envisioned in the new master plan created by New York architects FXFowle With a focus on renovation of the building infrastructure, the resulting property will offer tenants and visitors more modern amenities in a lighter, cleaner and more open space. This transformation will take place over three phases, beginning late 2010:
- Exterior space upgrades will wrap the building with broader plazas, including the space between 1313 and its high-rise neighbor - the 1201 Building - to create the sense of a joint plaza.
- The 20,000 s.f. atrium in the current lobby will be leveled to create retail space, parking -and just more room to wander and gather.
- Elevators and bathrooms will be updated and upgraded.
